This is a package designed for the buyer who is building a home with a production builder who has their own design center where all selections are made for the home in *one* location. If various different design showrooms need to be visited, that would fall into our “fully custom” package below.

1. Pre-Appointment, 1 hour phone call or in person Strategy Session – We’ll review your style, Pinterest Boards, budget, and priorities so you walk into the design center confident.

2. 2 (two) Builder’s Design Center Visits with Liz – Real-time, in-person support to help you choose finishes that work together beautifully.

3. Customized Digital Look Book containing Mood Boards covering nearly everything offered to select in the builders design center including:

• Kitchen finishes & appliances

• Up to 5 bathrooms

• Exterior finishes

• Fireplace selections
• Paint color selections

4. Printed Look Book Binder containing your customized Mood Boards of finishes and your home’s floor plans.

Optional Add-Ons (for the Complete Package):

• After closing: custom light fixtures, barstools, dining furniture, cabinet hardware & plumbing fixture sourcing.
• Digital Renderings of kitchen, baths, and exteriors. These are priced per room/rendering and based on how many elements are involved.

We’ll review your floor plans, style, Pinterest boards, budget, and priorities so you start the process confident and organized.

2. Design & Selection Support

• Up to 4 in-person design appointments at builder-recommended or client selected vendor showrooms (tile, flooring, cabinets, lighting, etc.)
• Ongoing email/text support for design questions between appointments
• 2 Site visits as needed to confirm design decisions

3. Customized Digital Look Book which includes:

Mood boards for key finish selections so you have a visual guide:

• Kitchen finishes & appliances
• Up to 5 bathrooms finish materials
• Fireplace finish materials
• Exterior finishes: siding, stone, brick, paint colors.
• Interior paint color selections, up to 5 colors.
• Light fixture selections per room

4. Printed Look Book Binder

Your curated mood boards and floor plans, organized in a binder for easy reference during vendor appointments and builder meetings.

Optional Add-Ons

• Post-construction decorating and styling. (Priced per space)
• Digital Renderings: kitchen, bath, or exterior renderings (priced per space)

Flat Fee: $5,000+ per home, depending on square footage and complexity.

Optional add-ons are typically $100–$150 per category or quoted per rendering.
